Description

Rare Coastal Heritage Structure – Ushet Store, Rathlin Island

A unique opportunity to acquire a historic stone ruin at Ushet Port on Rathlin Island’s southern shoreline. Believed to have served historically as a kelp store and coastguard building, with local lore suggesting smuggling associations, the structure sits in a dramatic coastal position with open sea views and direct access to shoreline surroundings. There is a seal colony very close by. The building is in a ruinous condition but retains strong character with exposed stonework and a traditional footprint, offering potential for sympathetic restoration subject to necessary consents. An exceptionally scarce chance to secure a small but meaningful heritage asset on one of Northern Ireland’s most iconic islands.

Planning

The derelict ruins have no planning permission. The Island falls under the Northern Area Plan 2016. The strategic plan framework for the Island provides for planning permission for single dwellings for permanent residency where there are significant remnants of a traditional home/wallstead. Certain conditions by any applicant will need to be met in this regard.
Rathlin contains designated historic and natural sites; any repair, conversion or development will require consultation with local heritage and planning authorities. Buyers should carry out due diligence and site inspection prior to bidding.
